We get a high number of enquiries daily about how to wash the many different linen products that we supply. Here is a simple guide for you to follow on how to properly care for & maintain the quality of your beloved linen, bedding and manchester.
100% Cotton Sheets all Thread Counts (250TC to 1200TC)
1. Always wash linen prior to placing on your bed (separate white & colours). We all love that freshly washed sheet smell & feel.
2. For these higher thread counts take a bit more time & care when washing and drying. Use minimal detergents on a cold or warm, gentle machine wash. Don’t wash in hot water for the first few washes as it will shrink the linen fibres.
3. To best preserve fibres and to save energy, air dry linen whenever possible. However if you don’t have that option a short, warm tumble dry is fine and allow dryer cool down time. Fold immediately to reduce wrinkling. TIP: Do not overheat
Bamboo Sheeting – as per above instructions BUT cold, gentle machine, air dry or dyer on low heat, dryer cool down remove immediately and fold.
♦ SHEETING TIP: Removing your sheeting from the washing machine/dryer as soon as it has finished will eliminate the need to iron your sheets. As the myth goes, cotton sheets can crease easily (& you may even want to iron them if you really want to impress) but by doing these simple steps you can avoid it ♦
Commercial Sheeting (blends/hotel linen - 50% Cotton + 50% Polyester)
Yes, the crisp, fresh ones that you sleep on at the hotels…
1. Our Guest sheeting range is manufactured to be anti-pill and anti-shrink, offering complete sheet longevity and is always rapid wash performance.
2. Can be washed at very hot temperatures up to 85c, (over many years) without affecting the quality of the sheeting. Hot washing further enhances hygiene.
3. Air or tumble dry. Avoid crash cooling which will cause excessive and possibly permanent creasing. Do not allow fabric to rest in the dryer after drying to avoid creasing.
1. We have the best solution; we recommend that you always use quilted pillow protectors on all of your pillows and wash these weekly. They launder quickly and dry fast & are back on the pillows in no time (no more dead skin cells or body oils seeping into the pillow). A quilted pillow protector will give your much loved pillow a longer life span.
Mattress Toppers & Protectors, Doona/Duvet, Blankets, Quilted Bed Valances (Microfibre only)
1. Do not mix washing load with cotton products. Wash heavily soiled items separately.
2. Washing temperatures should not exceed 65c. Use minimal detergent. Ensure to rinse thoroughly. Remove from washing machine on completion of rinse. Avoid crash cooling.
3. Do not use compression type water removal. Short, warm tumble dry as our Guest Fresh microfibre products are fast dying, and allow cool down time. Do not allow items to rest in the hot dryer on completion of the drying process and fold immediately to reduce creasing.
♦ TIP: Excessive or prolonged heating is the enemy of quilted product longevity

WARWICK CARE & CLEANING ADVICE GUIDE
100% White cotton towelling is super absorbent, soft & luxurious. Hotel favourite!
1. Can be cold washed, but to gain maximum hygiene benefits 65c to 80c washing temps are highly recommended.
2. Can be tumble dried. But we highly recommend sufficient cool down cycle on completion.
3. DO NOT BLEACH EVER, BLEACH EATS COTTON! Nor wash with items that may catch and pull the loops of the towels.
The higher the towel GSM the towel will be denser, heavier, and more absorbent. It will probably take a little longer to dry.
1. Generally cold wash to avoid loss of colour
2. Guest First towelling is washable up to 60c.
3. Similarly our Kodi chlorine and bleach resistant beach and pool towelling up to 60c
4. All can be tumble dried but recommend sufficient cool down cycle on completion.
Only use fabric softener’s sparingly if you must as it can reduce absorbency.
♦ BIG TIP: Excessive or prolonged heating is the enemy of all fabrics longevity.

We have an entire team of airbnb specialists dedicated & ready to help you set up & decorate your bedrooms, bathrooms and lounge rooms from start to finish.
Let’s get Started…
≈ KEEP IT SIMPLE - Guests will feel welcome if you offer them a clutter free, clean & cosy space to relax in. Therefore, we suggest starting with fresh, classic white bed-linens for the bedrooms. BIG TIP: It’s essential to purchase only quality, commercial bedding & bathroom items like sheeting, pillows, towelling, doonas, doona covers, mattress protectors & toppers, blankets etc. and not expensive retail made products that will quickly wear out from heavy laundering (trust us, you will be washing a lot folks)
≈ BE HONEST - Avoid misleading guests by beautifying rooms with stunning decorative items (just for the airbnb website images) and then remove them before they arrive. They will be expecting what they’ve seen on the website, so make sure to deliver this or no 5-star review for you unfortunately!
≈ CREATE A 5-STAR EXPERIENCE – Don’t get lazy in terms of space availability, communication, hygienic hospitality products and a friendly face. It’s 100% possible to offer nothing less than a 5-star experience (giving you a 5-star rating!). To maintain this Superhost rating it really is the “little things” that add up in the end. When your guests walk into the bathroom or bedroom and see a couple of soft, fluffy bathrobes, just for them, they will feel pampered and really appreciate it (& probably squeal with delight). Other luxury items to keep your top rating in check are luxury mattress toppers, your guests will thank you for the best night’s sleep they’ve ever had & always remember the experience, “it’s just like sleeping on a cloud”
SUPERHOST HOT TIP: Remember it’s always the little, special things that really count most and will have your guests returning time and time again and referring you to friends all the time!
Regardless your airbnb hosting history so far (you will get the hang of it soon enough) your Superhost status is absolutely within reach. Just put that airbnb Superhost hat on now, be prepared for a bit or work, offer more availability if possible, be warm and hospitable (you’re in the hospitality industry to now), communicate well, offer a few little memorable luxuries and that beautiful Superhost profile badge will be yours in no time for all the world to see.
If you want professional, industry advice on anything from ‘how to set-up your airbnb’, to what the most essential & popular products are, to the hottest style tips, hints and other short term stay advice just ask us – THE AIRBNB EXPERTS! ]]>"It's like sleeping on a cloud"
We all love to sleep soundly and wake with a spring in our step and not with a sore back, or stiff neck from your mattress. Unfortunately, not all of us have the budget to pay for an expensive (and sometimes needlessly overpriced) posturepedic mattress and let’s face it, a mattress investment can be hefty. One great solution is to consider buying a lower cost mattress and adding a quality, comfortable microfibre mattress topper (allergy free only, of course!). Studies show that the average person sleeps between 7-9 hours per night so it totally makes sense to add value to your mattress – old or new.
Over time, your mattress may develop hollows and sagging and this can lead to a number of physical problems including:
Perhaps you have even just purchased an expensive, new mattress, in the hopes that it will alleviate the issues above, only to find it is way too firm (and sadly non-refundable!). In this situation, the microfibre mattress topper is a quick and easy way to give your mattress more cushioning for comfort as well as an extra layer of protection, all at a fraction of the cost of a new mattress.
So now that we know purchasing a higher priced mattress does not necessarily provide a better night’s sleep, it’s worth investing in a heavenly mattress topper. At a heavenly 800gsm, mainlinen’s Guest Fresh fitted mattress toppers boast perfection and ooze luxury. An absolute 5-star hotel favourite, they and are made from the finest eco-friendly materials ensuring anti-bacterial, anti-fungal hygiene properties. You can now sleep soundly whilst pampering your guests, or yourself, at an affordable price.
TIP: Keep your mattress topper fresh and protected by placing a microfibre mattress protector over the top. This assists with ease of laundering. Simply throw the mattress protector into the washing machine, microfibre products are always fast drying, and back on the bed in no time.
All mainlinen Guest Fresh microfibre products are super resilient, hygiene friendly and suitable for domestic or commercial use.
]]>Do you often wake up with itchy eyes, a sniffily nose and just generally feeling miserable after a sleepless night? What we don’t often consider is that the cause could actually be our bedding and what may just be lurking, if not kept fresh and clean!! Follow these tips from the linen experts and sleep sound and snuffle free every night …
MATTRESS MANAGEMENT -
Sneaky little dust mites are a common cause of allergies as they live in every mattress, no matter how much it costs you. One simple way protect your mattress is to invest in an antibacterial, anti-fungal, hypoallergenic, microfibre mattress protector. The reason we always recommend using microfibre is not only the fact that it is the MOST hypoallergenic, allergy free, product on the market but also due to the fact that you just pop these products in the washing machine (every other week if you like) and microfibre is super-fast drying and back on the bed within the hour!
TIP: Remember that dust can gather underneath your bed and on curtains and blinds so a good wipe down with a damp cloth or cleaning wipe can assist.
Another big tip for bedding hygiene is to replace your pillows a least every 1-2 years (bet you didn’t know that!) We all regularly wash our pillow cases and pillow protectors (make sure you buy the microfibre, zipped pillow protectors) BUT most people don’t realise what can be lurking on the inside of a used pillow. Every evening that you sleep on your pillow causes it to absorb body oil, dead skin cells, and hair, sounds awful right? It doesn’t have to be. There’s a simple solution - just keep your pillows fresh and hygienic by encasing them in quality, washable pillow cases and protectors and replace them every few years. This will definitely alleviate the big problem of dust mites.
TIP: If you’re an allergy sufferer make sure to buy only quality microfibre pillows and steer clear of feather & down.
LUSCIOUS FRESH LINEN -
We all love that fresh, crisp sheet smell and feel! Here’s a few tips to keep your linen looking, feeling and smelling fresh & fabulous. Always store linen in a cool, dry cupboard; a damp linen cupboard can result in mould on your luscious linen and nobody wants that! We recommend cotton, bamboo or a cotton/polyester blend sheets (these will wash up the best and last the longest). Always Wash your sheets weekly (have a couple of spare sets of sheets for every bed in the house and rotate weekly), ensuring you that bed freshness all week long.
WASHING TIPS: When laundering bedding it is important not to overstuff the washing machine. Don’t overdo the detergent and avoid very hot temperatures when washing and drying. DO NOT use bleach, it is too harsh on cottons and natural fibres.
FRESH BEDDING TIPS AT A GLANCE:
If you’re a hot & sweaty sleeper (even during the cold months), it’s now time for a modern change in your winter bedding! Being a warm sleeper is very common BUT this is possibly due a preconceived understanding of your bedding and blanket choices. What we previously thought is the way to go for bedding warmth may in fact be causing overheating. When we are chilled, we sweat - this is called hypothermia. First rule is layering… second rule is to use compatible, non-sweating products such as high quality microfibre blankets and doonas. This way you’re guaranteed to sleep snug & sound (& sweat free) all winter long. You can make your bed a lot more comfortable with just a few simple changes to your bedding.
Here’s what really works...
1. Microfibre Doona/Duvets/Quilts – The perfect Doona for use all year round is theMicrofibre Doona/Duvet. Modern technologies in design have made microfibre products a great alternative to heavy feather & down (or other natural fill doonas) products. Guest Fresh, 5 Star, Microfibre Doonas offer the softness of feather and down with all the latest hygiene benefits especially if you're sensitive or allergic to natural fillings, or if your doona is likely to require frequent washing. We generate heat at night while we sleep so you don’t want (or have) to feel overheated under unnecessary bulky and heavy blankets anymore. Microfibre has become the popular choice for renowned hotel chains throughout Australia due the luxury, warmth, hygiene and affordability. Guest Fresh Microfibre Doonas are also the perfect addition to the family home.
2. Microfibre Blankets – We highly recommend lightweight Microfibre Fleece Blankets that are durable and easy to care for, making them a great practical choice. Gone are the days of using heavy woollen covers or itchy blankets for winter. Wool can be typically too hot and cause overheating. Microfibre blankets are plush & soft with a lovely bounce back quality. They can provide great comfort and are the perfect warming solution for every season at such an affordable price. Microfibre Fleece and Ultra Guest Fresh Plush Blankets have definitely won our consumer test with the luxuriously soft feel and stylish look. Our microfibre blanket range is fully machine washable and can be tumble dried (on low heat) or line dried quickly for convenience.
Microfibre products are definitely the latest trend for quality, hygienic bedding that doesn't break the budget! But don’t be mistaken friends, “Microfibre” is polyester but it is of the highest quality and in being so, it is a considerably finer in yarn diameter. The true meaning is “less than one denier in thickness.” mainlinen Microfibre Doonas and Blankets have awesome thermal properties and can be used all year round (simply add a stylish, plush blanket to your bed in the cooler months). Perfect for the budget conscience too as microfibre products are always priced in the affordably.
We pride ourselves on being Australia’s leading supplier of the finest hypoallergenic, anti-fungal, anti-bacterial and allergy free microfibre products. Our microfibre range is ‘Eco-friendly’ so you can have peace of mind when purchasing our high quality, commercial linen knowing you have made an environmentally-friendly choice.

Guest arriving soon? Having friends and family stay over can be an exciting time, but it generally means that you will be providing for more people than usual. Maybe it’s time to brighten up your guest bedroom & bathroom in time for the holidays! Follow our great home styling tips and your guests are sure to feel right at home in your home!
Give the bedroom an extra good tidy, make sure windows are sparkly clean & the room is smelling fresh (a bunch of sweet-smelling flowers in a vase is always lovely). A nice little basket on the bedside table with some basics (hand cream, tissues, magazines, bottled water) is a treat for your guests. A beside lamp is always a must.
Get some soft microfibre pillows for the bed (these pillows will cater to all guests’ with neck & back issues). Fresh, crisp sheets are a must to make your guests feel right at home. Don’t forget to add a ultra-soft blanket or throw to the end of bed in case the evenings gets cool. If you don’t know what type of sheeting to use in the guest bedroom we recommend 300+ thread count sheets that are soft and light, or a 675 thread count sheet which is soft and dense (if you want pure luxury go with 1000 thread count sheets). If you want to totally spoil your guests, hang a soft fluffy bath robe on a hook behind the door for their use throughout the visit. Don't have a spare bedroom? Buy (or borrow) a mattress & add a luxury mattress topper for comfort (an inflatable air mattress will also do)
Make your guests feel comfortable and pampered with a beautiful (yet simple) Guest Bathroom that caters to all of their needs. Here’s some fab ideas on how to stock up with everything they might need during their stay.
Banish the old, worn towelling in your bathroom and get out the good stuff for your guests. Lay out a beautiful matching towel set of 2 luxury towels, a soft hand towel (change the hand towel regularly so your guests aren’t using a damp towel to dry their hands), 2 face washers (& don’t forget the matching bath mat). Grab some hooks to hang towelling or bath robes on and set the mood with a great scented candle, or reed diffuser. Lay out some travel size toiletries - shampoo & conditioner, a bar of fragrant soap, or luxury body wash, toothpaste, a toothbrush, razors and a lovely body lotion. If you own a pool or live near the beach, don’t forget to provide a funky beach towel or 2.
]]>The First Layer
]]>Step 1: The Mattress Topper
The ultimate in luxury and a ‘must have’ bedding product of our luxury hotels. If you don’t want the expense of upgrading your mattress, than the mattress topper is the next best thing for sure! Highly recommend! Handy Hint...If you want to add extra comfort to your upgraded mattress OR you didn’t make the right decision when purchasing... an easy fix!
Step 2: The Mattress Protector
People don’t realise the importance of the mighty mattress protector. Quilted Microfibre mattress protectors are our top recommendation. Not just convenient for laundering purposes (quick machine wash & dry in no time) but adds longevity to the topper and the mattress.
Step 3: The Fitted Sheet
You’ll want your fitted sheet crisp and crease less. Make sure to get commercial or good quality fitted sheets. For the perfect crisp, anti- shrink, anti-pill and durable sheeting, we strongly recommend 50% polyester+ 50% cotton combo. Of course if you love your 100% cotton sheeting just go with the thread count that you prefer and the sheets that feel wonderful on your skin!
Now, we move on to the top layers...
Step 4: The Flat Sheet
This layer is a thin bed sheet that unlike the fitted sheets, will only be tucked in from 3 sides …Leave it loose from the top side. To get that 5-star style and go for the crisp sateen stripe sheeting. (Handy item to have in the summer months when it’s too hot for a warming agent/doona/blanket)
Step 5: The Doona/Blanket
This is the thicker layer of your luxury bed. Go for a quilted Microfibre doona (the simple white ones are a hotel favourite). Lay the doona over the flat sheet, making sure it falls over the sides equally. Now, grab the flat sheet and the doona or blanket and fold them down to about 20 cm from the top.
Let’s get to the decorative layers...
Step 6: The Bed Throw & Bed Runners
A bed throw can be a simple ultra-plush blanket, or faux fur, something super soft and luxurious. Layer it over the flat sheet or simply lay at the foot of the bed. A simple, stylish, Guest Decorator Bed Runner at the foot of the bed can compliment the theme of your room.
Step 7: The Pillows & Cushions
Finally, we get to the pillows. Pillows can be layered. Starting with big/king pillow, then medium/ standard ones (remember pillows come in all different sizes, profiles, and firmness). Add a couple of stylish, bright cushions to mix and match colours and patterns.
If you really want to make your bed five-star quality just like the hotels, iron your sheets after each wash to eliminate wrinkles and add a certain crispness.
